		<description>I have been a Hearing Officer for HUD / Section 8 for over ten years.  At www.CoSineRE.com, we also manage a very large number of tenants currently on the property management HUD / Section 8 program.  I have seen many problem tenants as well as great, long-term, low-maintenance tenants.  The main benefit is guaranteed rent (at least the government&#039;s portion).  The downside is you are often dealing with a low-income class which can sometimes brings problems associated with poorer areas (crime, drugs, and general disrespect for personal property).  Here are a few things to watch out for based my years of experience:  (1) ALWAYS fully vet the tenants, and make sure they have good rental history.  CONFIRM THIS WITH AT LEASE 1 PRIOR LANDLORD!  I cannot stress enough to make sure you are getting a good tenant.  (2) The second thing is to make sure maintenance issue are reported and fixed.  Because Section 8 will conduct yearly inspections, and because sometimes low-income tenants may not always report leaky faucets, broken outlets, etc., it is important to stay on top of these minor maintenance issues before Section 8 finds out about them on their own.</description>
